What is the difference between a base handover and a full fit-out?
A base handover is the floor as the landlord delivers it, ready to work in: screed or raised floor, ceiling and general lighting, primary HVAC, sprinklers and alarm, washrooms. A full fit-out is what the tenant adds after that: partitions, fixed furniture, network. We do both. The contract draws the line where one ends and the other begins.
Can you work while the building is partly let?
Yes. The disruptive work happens outside office hours, and the route for workers and materials stays clear of the tenant entrance. Both go into the programme and the price at the start, not after the first complaint.
Can you fit a floor out for a tenant who has already signed?
Yes, and it is faster: the tenant's specification is known, so nothing is built only to be torn out. If nobody has signed yet, we hand over to a neutral specification that suits more than one use.
